What are your season dates?
We are open 52 weeks of the year, and you can visit anytime. The showers do close in January & February but you will have access to toilets.
Can I bring my dog?
Yes, absolutely, we allow a maximum of two well behaved dogs per unit and we have a dog park/ area available for them to have a sniff and run round.
How much deposit for touring?
A deposit of £25 is required when booking, however Bank Holidays full payment is required.
What is the cancellation policy?
We are happy to move your booking, or put your deposit on account to use within 12 months. If you cancel and don’t want these options a refund is given minus the deposit paid.
What facilities are there?
On park we have heated shower rooms, pot wash & laundry services.
What is the phone reception like?
The phone reception is usually good, however we are in the countryside so data might be restricted. We do offer free Wi-fi that is ok for emails & scrolling.
Is there a minimum stay?
Yes, minimum of two nights or three nights for bank holiday weekends.
Do you allow children to visit?
No, we are exclusively for adults so 18 years plus only.
What time is check in and check out?
Check in after 12.30pm, check out by 11am.
Can I put up an awning?
Yes of course, as long as it’s not on the grass.
Where do we park our car?
Each pitch has a carpark space at the front of the pitch, however if you’re not putting up an awning you can easily park next to the caravan.
Do you offer seasonal pitches?

What costs are involved in owning a static caravan?
Costs can vary. If you intend to use it in the cooler months obviously more gas will be used. Pitch fees are £3500.00. Gas & electric are metered at Electric 41ppu, Gas £4 per cubed meter. Annual Gas safety is around £80. Insurance, starting from £250.
Do you close for winter?
No, you can use your holiday home through-out the year anytime.
How long can I keep my static caravan on the pitch?
All new vans have a no age limit licence, meaning you could stay there for as long as you like.
Can I bring my dogs?
Yes of course. Maximum of two per holiday home.
Does my Static Caravan need insurance?
Yes, it’s a condition of your licence that you insure your caravan. You may choose any insurer. We recommend Leisure Days.
Can I rent or sublet my static caravan?
No we don’t allow renting or subletting, however, you can let your friends and family use your caravan.
Does a Static Caravan require maintenance?
Yes, a static caravan does require maintenance. By carrying out simple maintenance, you will be able to increase the lifespan of your static caravan. Be sure to keep hold of the manufacturer’s handbook, it will contain all the detail and outline all aspects of maintenance and general care. The majority of manufacturers do now offer extended warranties but know that these don’t tend to cover wear and tear.
The manufacture of static caravans is to a high standard and the newer the static caravan, the less maintenance they should require.
What is the minimum deposit amount?
As a ballpark, you are likely to need a 10% deposit to reserve a holiday home.
Do Static Caravans need a TV Licence?
No, you don’t need a separate TV license for your static caravan If you already have a registered TV license to any address in the UK.
How much are the Site’s Fees?
Site fees are £3500 for the 2026/27 season. All new holiday homes come with site fees included until 2027.
How often do Site Fees increase?
Site fees stay inline or below rate of inflation as a rule and we give 3 months-notice before any site fee increase which occurs every March.
How is Gas and Electricity paid for in a static caravan?
Both are paid quarterly. April 1st, July 1st, October 1st & January 1st. You receive an invoice by email.
Do pitches come with a parking space?
Yes, all our holiday home bases come with a carpark. For guests we also have visitors car parks.
Are there shops/ pubs near the caravan park?
Yes, there are shops and pubs within walking distance that can help with your everyday essentials. The pubs offer food daily.
What guarantee can I expect when buying a Static Caravan?
In general, the guarantee usually lasts between one and three years, but some even have a five-year guarantee. All the information of the warranty can be found in the Manufacturers’ Guide upon purchase of your static caravan.
Does the Park Operator have Staff available 24/7?
Yes, our park has access to 24/7 staff for emergencies with receptions usually operating 10am till 5pm, with reduced hours in the winter.
When is the best time to buy a Static Caravan?
There are no concrete factors that combine to make the best time to buy a static caravan, other than your circumstances and when you are ready. Once you have gathered all the information that matters to you, had all of your questions answered and firmly decided that a static caravan is everything you had hoped it would be then this is the right time to buy.
Do you pay Council Tax on a Static Caravan?
No, you do not pay council tax on static caravans. Council tax is specifically reserved for the main residence. When you buy a static caravan, it should be intended for holiday use only.
Do I need to pay for siting and connection of the Static Caravan?
We offer this as part of the package, along with all relative gas & safety inspections.
Are there any Park Rules?
Along with the licence agreement we do have a set of rules that we expect all holiday home owners and guests to the park to adhere to. You can find these rules on the website.
Should I buy a new Static Caravan?
There are pros and cons to buying a new static caravan. A new caravan in general may cost more, however, for an older static caravan, the upfront costs may be less, but you can expect to pay more in the long run for maintenance. For example, a second-hand caravan may have ongoing maintenance issues, all of which will go on to derive extra costs
